Gurugram is exerting a great deal of effort to address the problem of commuter rush prevalent in the city daily. The tender of Rs 1,400 crore for Phase 2 of the project has finally been sent to Haryana state government officials by GMRL after receiving approval from the World Bank.
After getting the approval of the state cabinet, the process of construction will start on the ground. This route will help link old areas with business centres and thus reduce travel time for common people.
The most glaring challenge is the one concerning administration. Professor Chander Shekhar Khare was recently transferred. Mr Mukul Kumar has been appointed as the GMRL Managing Director.
The tender was supposed to be floated shortly. But, before he approves the next course of action, he has to get acquainted with the documents related to the project and finances. This would add a few days to the tender issuance process.
It may not appear to be a big problem initially. However, in any infrastructural project, many steps are interrelated. The delay in issuing the tender will have repercussions in the construction phase itself.

The Rs. 7,098.70 crore has something to do with the wider project called the “28.5 km-long Gurugram Metro Project". In the first phase, it consists of the Millennium City Centre-Sector 9 Metro Route, and in the second phase, it will extend the metro rail route to Cyber Hub.

The importance of the Sector 9-Cyber Hub route is that it passes through well-established residential and employment areas.
The alignment comprises sectors like Sector 4, Sector 5, Palam Vihar, Sector 22, Udyog Vihar, and Cyber City. It will also enhance connectivity to various key points such as Cyber Park, Subhash Chowk, and Hero Honda Chowk.
The entire metro system has been planned to be around 28.5 km with 27 stations and is meant to link Old Gurugram to various office and commercial zones. In addition to this, it will also offer connectivity with the rest of the public transportation systems.
According to the tender document of GMRL, the geotechnical work for the sector 9-Cyber City alignment along with the spur and depot from the railway station has been taken up.
Gurugram has expanded significantly in the last two decades. There have been more offices, residences, and commercial complexes established in the city. There has been an increase in dependence on motor vehicles and buses due to this expansion.

The officials were concerned about traffic problems, narrow parts of the roads, markets and cutting down trees in the proposed elevated alignment. This highlights the need for proper planning of the project before construction.
The project may be on hold, but there is still interest in real estate investments that fall along the proposed path. People interested in buying houses close to the planned stations are considering their options.
Some older locations, such as Sector 4, Sector 7, and Sector 9, are experiencing constant property enquiries. The demand for connected properties in Sector 9 is increasing among families looking for ease in commuting to corporate locations.
The open plots present in nearby sectors, especially those located near Dwarka Expressway, are gaining attention from prospective buyers constructing custom-built properties.
Palam Vihar and Sector 10A have started to gain popularity as modern living spaces. Those searching for modern residences tend to seek flats in Palam Vihar to be closer to new station locations.
Likewise, flats in Sector 10A are popular among professionals who prefer peaceful residential surroundings with easy transport links.
The investors are also showing interest in the commercial areas near Subhash Chowk and Hero Honda Chowk.
The real estate promoters are very hopeful about the increase in the number of footfalls in the retail centres and offices that are situated near the metro station.
The Gurugram Metro Phase 2 still continues to be an essential component of the city’s future transport plan. The Sector 9-Cyber Hub tender has encountered another delay. The main cause behind this delay is the change in GMRL management.
Now, the new MD of GMRL must review the project before proceeding with the process. For the residents, office-goers, and property buyers, the metro still continues to be a big connectivity promise. However, the true benefits will be seen only when the entire process is carried out timely.
