Delhi was waiting for almost 25 years. But the wait has finally come to an end. The UER-II, or Urban Extension Road-II, is now functional. It is termed Delhi's Third Ring Road. It begins from NH-44 at Alipur and ends at NH-48 at Mahipalpur.
It has made things easy for buyers. For those who were looking out for properties in Rohini or properties in Dwarka before, this is now the most promising region. The corridor connects Rohini, Mundka, Najafgarh, and Dwarka. Thus, it is not only fast but also direct.
The UER-II is a 6-lane and access-controlled expressway. Built by NHAI under DDA's Master Plan. Its cost is more than Rs 8,000 crore But what really counts is time. A journey which used to take 2.5 hours from Alipur-Sonipat to IGI Airport now takes only 30 minutes.

Currently, traffic from Chandigarh, Punjab, or J&K heading to Jaipur, Gurugram, or IGI Airport has to use the Outer Ring Road. The extension of UER-II, which connects the Delhi-Mumbai Expressway and KMP Expressway, allows the traffic to bypass Delhi.
The roads are developed in cities, and this road is under construction in west and north Delhi.

The best approach for investors is to invest early. The right places to consider include properties in Narela and flats in Mundka, even before the KMP feeder is announced.
